Privacy and exclusivity are hallmarks of the Estancia master planned community on the northern slope of Pinnacle Peak in North Scottsdale. The 640-acre gated community, located near Troon North, offers 223 home sites and 39 villas in a secure environment with 24-hour guarded gate.
The custom home sites are 1/2 acre to over three acres. There are five custom home site areas. The villas, located in a section of Estancia called The Homes of LaScala, are "Tuscany-inspired" homes that range in size from 2,800 square feet to 5,200 square feet.
Each custom home is built to reflect and conform to the distinct features of its particular lot. Builders are guided by the standards and design restrictions in the Estancia Design Guidelines, but specific architectural design is not dictated. The objective is to build a distinctive home with minimal alteration to the natural environment, preserving the existing vegetation and washes. An Estancia home may include such features as travertine marble flooring, a wine closet, a media room and a pool.
The custom home sites start at around $300,000 and go up to $1 million, depending on lot size and location. Custom home prices start at about $1.7 million and go up to $5 million+. Developer homes are priced at $1.5 million to just under $3 million. Home sites, new spec homes and resale homes are available.
The community's private, by-invitation-only golf club has a limited membership. Currently golf membership is around $205,000; monthly dues are an additional $675. Residents can purchase a social membership in the Estancia Club for $15,000, plus monthly dues of $162.50. Club members have access to tennis, swimming and a fitness center. The Estancia Club also includes a grill, a fine dining restaurant and a wine cellar with tasting room.
Custom Home Builders tailor their homes to the unique features of each individual lot in an effort to achieve a synthesis of nature and residence. Builders in conjunction with their architects preserve the natural features of each lot, such as views and significant existing vegetation and washes, in order to minimize disruption of the existing environment.
Architectural styles are not dictated by Estancia Design Guidelines. Instead, Custom Builders select natural architectural character appropriate to the desert environment and surrounding community context so that each residence is a unique reflection of each owner, while still remaining consistent with the image of Estancia. It is the intent of the Custom Builder to use the architectural standards and design restrictions set forth in the Estancia Design Guidelines to preserve, protect and enhance the special environment of Estancia.
