Do you know who your Real Estate
agent is really working for?

are different types of Real Estate Agents and it is very much in your
interest to understand the differences.

Listing (or
Seller’s) Agents are agents
who list homes for sale. The name you see on a FOR SALE sign is a listing
agent. They also may have the so-called “exclusive listing.”
(Actually such lists are generally found on the MLS database which any
licensed Real Estate Agent can access). It’s important to remember
that listing agents are working for the person who is selling the property.
It is their objective to get the very best deal for the seller.

New Home Salespeople are
employed by a particular builder or developer. They are the agents you
will talk to when you visit new model homes or condo/ loft models. Most
often, these agents are under contract and are only allowed to sell
only that builder’s or developer’s homes.

Buyer’s Agents are
the agents representing you, the buyer. Scottsdale Real Estate is a
Buyer’s Agent who will work with you to obtain the best possible
deal on any new home, condominium or loft you purchase.

When a listing agent sells you a home, he or she receives a substantial
commission based on the sales price (generally about 6%). It is not
in their interest to lower the price. Their focus is to obtain listings
and market their listings aggressively in order to obtain the best deal
for their clients – the person selling the property.

Salespeople at new home/ condo or loft models are specifically trained
to sell you one of their builder’s or developer’s homes.
They generally work on a commission basis. If you don’t buy from
their builder, they don’t make a commission.

Neither the listing (seller’s) agent nor the new home/condo salesperson
has an interest in showing you a wide range of property. You will generally
see only the homes they represent – the property that will earn
them commission if you buy.

Buyer’s Agent, we work for YOU!

It’s our goal to help you find the best home, loft or condo for
you and your family…and the best price. We have no interest in directing
you toward any particular property. We’ll enable you to look at
and select from all the available properties that meet the criteria
you have set.

We’ll help you search on your timetable, not ours. We are confident
that you will purchase that home or condo when you find the appropriate
one. And when you use our services to buy a home, our commission (about
3% or half the total) comes from the seller.
